A manufactured home is not a small site-built house, and its HVAC is not a small version of a regular system. The furnace, the air conditioner, and the ductwork are all built to different specifications — which is why plenty of Tucson companies will not work on them. We do.

Mobile Home AC Repair

Same desert, harder conditions. A mobile home air conditioner works harder than a site-built system — the home heats up faster, cools down faster, and asks more of a smaller unit.

  • Not cooling. Capacitor, contactor, fan motor, or low charge — we test rather than guess.
  • Weak airflow in the back rooms. Usually the belly duct, not the unit.
  • Unit runs constantly. Often an undersized or failing system fighting a poorly sealed duct run.
  • Breaker tripping. Stop resetting it and call — something is drawing too much.
  • Furnace will not light. Sealed-combustion units in manufactured homes have their own failure points.

Text a photo of the data plate on your unit — it tells us exactly what you have before we roll a truck.

Mobile Home AC Unit Replacement

When a mobile home AC unit is done, you cannot just drop in any condenser. A manufactured home AC unit has to be HUD-approved equipment rated for manufactured housing. That is not a preference, it is how these homes are certified. We size from the home, check the duct run underneath while we are at it, and put the whole scope in writing.

Most manufactured homes here run one of three setups:

  • Rooftop or exterior package unit — heating and cooling in one cabinet. More on rooftop units →
  • Split system with a mobile-home-rated furnace — sealed combustion, usually in an interior closet.
  • Ductless mini-split — a good answer where the belly ducts are beyond saving. More on mini-splits →

Mobile Home AC & Ductwork

The ducts in a manufactured home run through the floor cavity, not the attic. Over the years they sag, separate at the joints, and fill with fallen insulation. You feel it as one room that never cools while the unit runs all day.

Replacing the mobile home air conditioner without checking the duct run is how people end up with a new system and the same complaint. We look underneath before we quote.

Mobile Home HVAC FAQ

Do you work on mobile home AC units?

Yes. Mobile and manufactured home HVAC is its own specialty and we handle it. The equipment is built to different specifications than a site-built home, and a lot of companies will not touch it.

Why can't I use a standard AC unit in a mobile home?

Manufactured homes require HUD-approved equipment sized and certified for that construction. The furnace is usually sealed-combustion and the ducting runs through the floor rather than the attic. Putting a standard residential unit on a mobile home is not a shortcut, it is a code problem.

Can you repair mobile home ductwork?

Yes. Belly ducts under a manufactured home crush, separate, and fill with insulation over time. That shows up as weak airflow in the far rooms. We can inspect the duct run and repair or reseal it.

How much does mobile home HVAC replacement cost in Tucson?

It depends on the system type and the condition of the ductwork underneath. We look at the actual unit and the actual duct run, then put the number in writing. Ask us for the repair price too — a lot of mobile home units are worth fixing.
