If your air conditioner sits on the roof rather than beside the house, you have a rooftop HVAC unit — a package unit, sometimes called an RTU. In Tucson that is normal on homes, not just on businesses. Everything the system needs sits in one cabinet up there.
Where Rooftop Units Show Up in Tucson Homes
Slab-built homes
No basement and little attic space, so the whole unit went on the roof.
Mid-century neighborhoods
Central and midtown Tucson streets where rooftop package units were the standard install.
Full sun, all day
Roof-mounted means no shade, ever — which is hard on the cabinet and the coil.
Monsoon exposure
Wind-driven dust and surges hit rooftop equipment first.

Rooftop AC Unit & AC Repair in Tucson
The failures we see most on a rooftop AC unit, and what each one usually means.
- Blowing warm. Capacitor, contactor, or a compressor that is no longer starting.
- Unit runs, no air inside. Blower motor or belt, or a duct connection that has come apart in the cabinet.
- Short-cycling. Starts, stops, never satisfies the thermostat. Often a control or an airflow restriction.
- Iced coil. Low charge or blocked airflow. Turn it off and call — running it makes it worse.
- Water stains on the ceiling. A blocked condensate drain on the roof, and it will not fix itself.
- Loud grinding or squealing. A bearing or a fan motor on the way out.
We diagnose on the roof, tell you what actually failed, and give you the repair price before we start. If the unit is near the end of its life, you get the replacement number in the same visit.

Commercial & Rooftop Package Units
The same packaged rooftop unit that sits on a Tucson house sits on most Tucson storefronts, offices and small warehouses. Bigger tonnage, more of them, and a building full of people waiting when one goes down.
We service rooftop package units and RTU HVAC equipment on commercial buildings across Tucson — diagnosed on the roof, quoted in writing, same as residential.
Rooftop Unit Maintenance
Rooftop equipment takes more abuse than a ground-level condenser. It sits in full sun through a Tucson summer, it collects blown dust, and nobody sees it until it quits. A scheduled check catches the cheap parts before the expensive ones go.
- Coil and cabinet cleaned — dust load is the main killer of rooftop efficiency here.
- Electrical checked — capacitors and contactors tested under load, not just looked at.
- Drain line cleared before it backs up into your ceiling.
- Charge and airflow verified together, because one masks the other.
- Roof penetrations and curb inspected for the leaks that start as an HVAC problem and become a roofing one.

Rooftop Unit FAQ
What is a rooftop HVAC unit?
A rooftop HVAC unit, also called a package unit or RTU, puts the whole system in one cabinet on the roof instead of splitting it between an indoor furnace and an outdoor condenser. It is the standard setup on a large share of Tucson homes and on most commercial buildings here.
Why are so many Tucson AC units on the roof?
Space and construction style. Many Southern Arizona homes were built on slabs with no basement and little attic room, so putting the whole package unit on the roof saved floor space and kept ductwork short. It is a regional norm, not a sign of a commercial building.
Is a rooftop unit harder to repair?
Not harder, but it does need a tech who is set up to work safely on a roof. Access, tie-offs, and hauling parts up matter. We handle rooftop work as routine, both residential and commercial.
How do I know if my rooftop unit needs replacing?
Age, repeat failures, and the cost of the next repair against the cost of a new unit. We are repair-first, so we will quote the repair and, if the unit is near the end, the replacement number too. You decide with both figures in front of you.
